What home improvements pay off at re-sale?

Interested in what low cost home improvements will provide the MOST return on resale??? I have some fascinating statistics from 2010-2011 for you!

For 13 years, the National Association of Realtors® and REALTOR® Magazine has been collaborating with Remodeling magazine on its Cost vs. Value Report, an annual overview of the cost of different home remodeling projects and their resale value in local markets across the country.  The report compares construction costs with resale values for 35 mid range and upscale remodeling projects.

Wondering what gives you the most bang for your buck? A lot of these are EXTERIOR projects…..interesting! Here are some that really stood out to me.

The top 10 spots in the national ranking are occupied by 13 projects, nine of which are exterior replacement projects that cost less than $14,000.

  • Steel door and garage door replacements were expected to return more than 82 percent of costs and are the least expensive home improvement projects.
  • Vinyl window replacement projects were expected to return more than 72 percent of costs.
  • Entry door replacement showed at 102% return on investment.
  • Minor Kitchen remodels (not a complete gutting of your kitchen) at an approximate re-coop of 72%.

For the complete list of projects go to http://www.remodeling.hw.net/2010/costvsvalue/national.aspx.  If you are thinking of selling and want to know what projects would be the best to get your home in shape, I’d be happy to help you. Please let me know if I can answer any questions!
